We are noticing plenty of houses getting back on the market here in Tampa, Florida. The home of the Tampa Bay Buccaneers is getting busy with people flying from all over looking to live here. While it is essential to try and win an offer for your buyers, it is more important that they remain within their budget. We are noticing an increased rate of Appraisal Waivers, and with those contingencies, we are noticing a trend of houses coming back on the market. We know our buyers are eager to win a bid, but it should not be to the point where they are losing money on inspections and appraisals. Agents should always have their clients consult with their lenders before offering Appraisal waivers.
Buyers should still keep in mind that we are recovering from a market post-covid. While many businesses are picking up, individuals are still recovering from late or missed payments in the previous year. It is exciting to move into a different house, but only when the clients can afford to do so.
With this increase in BOMS, we have a high belief that sellers will make the buying process normal and considerate again.
